Circular resolutions that actually hold up
Create an Umlaufbeschluss in two minutes. Yes / no / abstain or multiple choice, optional quorum thresholds, votes weighted by ownership share (Miteigentumsanteile). Every vote is timestamped, every retraction is logged, and the print export at the end is a signed-off-ready PDF.
Owner meetings with proxy delegation
Schedule the Eigentümerversammlung, build the agenda by linking it to proposals, track who attended and who delegated their proxy to whom - the way Austrian and German law actually requires. Meeting protocols live next to the attendance sheet.
Operating-cost reconciliation that adds up
Enter spend lines, pick an allocation method (MEA share, headcount, consumption), and Siedla computes each owner's share to the cent. Reconciliation periods lock once published; corrections are issued as new periods, never silent rewrites.
Documents members can actually find
Drop protocols, insurance, contracts and house rules into the document archive. Row-level access control lets you mark a sensitive file as visible only to a specific unit or only to owners. Full-text search across PDFs.
Contact inbox instead of fifteen email threads
Members file maintenance, damage and billing requests against your community. Status lifecycle (open → in progress → resolved), SLA tracking, and asymmetric notifications so members can't accidentally CC the whole building.
Audit log your reviewer trusts
Every meaningful action - proposal created, vote cast, member invited, document uploaded, cost period published - is recorded in an immutable activity log with timestamps and actor identity. CSV export for the annual statement.
Switching without data entry
Import existing records by CSV or land-register extract and forward your management mailbox - Siedla recognises announcements, conversations and contractors and only files them once you approve.
